Completed in the summer of 2019, this high-profile transformation of two early twentieth century buildings was located right in the heart of downtown Grand Rapids. Renovations included the demolition of a "connector" to divide the buildings into their original two separate facilities, removing the 1980s metal “skin” that surrounded both buildings, restoring the original brick facade, and renovating and repurposing the interior of both facilities.

One building was transformed into an AC Hotel by Marriott, containing 130 guest rooms, fitness center, market, full bar and lounge, with a full service commercial kitchen and restaurant. Additional renovations included completely new mechanical and electrical services and systems, LED lighting, new stair shafts, elevator equipment, high efficiency windows, new roof and all life safety systems.

The other building, formerly known as “The Helmer,” remains an office facility and was rebranded into “37 Ottawa.” Scope included a new grand lobby, office build-out for the radio station that remained inside the facility throughout construction, new passenger elevators, mechanical/electrical services and systems, core and shell build outs, high efficiency windows, new roof, and exterior patio space.
