O-A-K offers several flexible delivery options ranging from traditional general contracting to hybrid construction management — and everything in between. Whichever delivery method is right for you, you can expect accurate, intentional, and inclusive customer service from start to finish.
Design-Build:
We serve as your single point of contact for both design and construction. This integrated approach streamlines communication, reduces project timelines, and provides greater cost certainty early on.
Design-Bid-Build:
This traditional method separates design and construction into distinct phases. You'll complete your project plans first, then we'll bid on the construction work.
Construction Manager at Risk (CMAR or CM/GC):
As your construction manager at risk, we join during the design phase to provide cost estimating, value engineering, and constructability reviews.
Construction Manager Agency (CMA):
In the agency model, we act as your advisor and representative throughout the project. We manage the bidding process and oversee contractors on your behalf while you maintain direct contracts with trade contractors.
Our lifecycle cost analysis goes beyond initial costs to determine long-term value. We examine how design and material choices impact your operating expenses, maintenance requirements, and replacement costs over your building's lifespan.
Through our self-performed trades services, our in-house carpenters and skilled craftspeople customize your construction experience with exceptional workmanship and attention to detail.
Using the Building Information Modeling (BIM) system, we compile construction drawings of each building component into a highly-detailed, three-dimensional building map. This system provides an efficient means of:
